Make sure you are working with an agent and lender that is familiar with the area you want to be in and can educate you in the home buying process. A good agent will have all the patience in the world and allow you to take your time to find the perfect home that works for you.

Prepare well in advance for your new home purchase by working with competent people.  Be positioned to buy when the time is right, by making sure your credit is good, and getting a pre-approval from a reputable lender. Chose a realtor based on the area you are searching in, and work with an attorney who does only real estate.

I recommend that a first time home buyer consults with a mortgage broker or mortgage lender early in the house hunting process in order to determine what their house-buying budget really is, and to obtain a Pre-Approval (not a Pre-Qualification!) letter. Once they’ve done this, they will be ready to make an offer immediately when the right house comes along.  Because, as we all know, “GHGF”: Good houses go fast, so the ability to make a prompt offer is critical
