Even in the age of social media and other web based portals available to today’s consumer, the open house remains an important tool in the sale of a home. Few things make a homeowner feel well serviced by their realtor like an open house. Although most buyers will be fully aware of the details provided online, there’s still a need to experience a home in real time. Browsing the internet may give prospective buyers available homes which they can tackle in one area, on one Sunday, with or without a realtor. And those not represented have an excellent chance of finding an agent that can guide them through the process of purchasing their home.

Most sellers believe that open houses give their home the best exposure. In reality though, open houses give agents a way of getting into a house without an appointment and allow for nosy neighbors to see ‘how the space is decorated’. Today, most buyers are using an agent and have access to the MLS listings with many pictures, virtual tours, and an opportunity to see any house on their schedule. There are ongoing discussions whether open houses are beneficial to sellers or not. Sellers should discuss with their agent what is best for the sale of their house based on location and situation.

Open Houses are very relevant today, and especially beneficial for perspective buyers.  The buyers have a definitive need to look at  houses,  and the “open house” concept enables the buyers to do just that.  Open houses provide an opportunity for all perspective buyers to increase their knowledge base, a window to  do “homework” if you will,  to educate themselves on the different aspects  and mechanics of houses on the  market within the area.   Buyers absolutely gain from the open house concept , as it continues to be a good tool for them in their decision making process, towards homeownership.
